Join us for an end of the year update from US Department of HUD representatives. HOTMA, NSPIRE and Staffing will all be discussed in addition to other relevant topics.

HOTMA
HUD announced the delay of the HOTMA implementation date to July 1, 2025. HUD will discuss how things are progressing on communications with providers, including updates to TRACS, the handbook, and new HUD leases and forms. In some instances, housing providers have been penalized in their MORs for the content of their non-implemented HOTMA policies. What does HUD recommend if housing providers get penalized for HOTMA related changes before the July 2025 compliance date.

NSPIRE
HUD will discuss how the NSPIRE inspections are taking place in the NJ the region. How quickly can property owners expect an NSPIRE IT issue to be resolved. What additional steps can property owners take to make sure that they are able to transmit the necessary corrective action and mitigation information in a timely manner in the event of an IT issue. The notice protocol for an NSPIRE inspection: if a property owner is not provided sufficient notice. The owner’s responsibilities if a resident refuses the NSPIRE inspector access to their unit. Should the inspector be communicating directly with the owner/manager before scheduling the inspection, is he required to?

Staffing
HUD will discuss the recent hiring freeze and how that will impact the owners/agents. HUD in office culture. How often are Account Executive (AE) assignments change, and how can providers make sure they have up-to-date information on who their AE is. How are staff preparing for potential changes in administration.
