The Senior Property Manager will be responsible overseeing two or more buildings and ensuring the efficient operation of the property under the direction of the Director of Property Management.
Responsibilities:
• Ensures that all property managers respond to resident request or complaints in a timely, efficient and courteous manner.
• Generates various reports, i.e., Corporation-required reports, Agencies, and HUD information.
• Conducts and coordinates periodic and annual inspections of apartments
• Ensures that the Certification and Recertification documentation process is completed in accordance of governed policies and procedures and in timely fashion.
• Plans, schedules and coordinates general maintenance, major repairs, and remodeling with building superintendent.
• Investigates resident complaints, disturbances and violations and works to resolve problems.
• Complies within OSHA (Occupational Safety & Health Act) standards and corporation safety policies at all times.
• Conducts rent billing, monthly rent collections, and collection of rent in arrears.
• Complies with HUD Low Income Housing Tax Credit (LIHTC) and Project Based Section 8 Program, New Jersey Division of Housing and Community, New Jersey Housing Mortgage Finance Agency, rules, and regulations.
Job Requirements:
• High School Diploma or equivalent
• A minimum of 4 years’ experience as a property manager
• Strong knowledge of federal and state low-income and affordable housing programs.
• Ability to manage multi housing sites.
• Proficient knowledge of LIHTC and HUD regulations and remeasurements procedures
• Strong financial management/budgeting and analytical skill
• Excellent oral and written communication skills
• Proficient knowledge of YARDI Property Management System, Word, Excel
• Ability to work within a multifaceted corporation
Certifications:
• Certified Occupancy Specialist (COS) &, Tax Credit Specialist (TCS), Required
• Management and Occupancy Review Specialist (MORS) or Certified Property Manager (CPM), Preferred
